Muwailih Commercial, Sharjah: Area Guide 2026

muwailih commercial

Muwailih Commercial (also spelled Muwaileh Commercial) is a mixed-use district on Sharjah’s southern edge, next to the Dubai border. It sits just off Sheikh Mohammed Bin Zayed Road (E311), which makes it popular with people who work in Dubai but prefer Sharjah’s rents. It is close to University City, so students and young professionals make up much of the population.

Despite the name, it is mainly a residential-and-retail district. “Commercial” is part of the neighbourhood’s name, and shops, offices and services do sit beside the apartment blocks.

Where is Muwailih Commercial?

Where is Muwailih Commercial?

The northern border has direct access to the E311, Maliha Road runs along the east, Industrial Areas 15 and 17 lie to the south, and University City Sharjah lies to the south of the district. To the west is Oud Al Muteena in Dubai, which is why cross-border commuting is the area’s main draw.

Muwaileh, Muwaileh Commercial and Al Zahia. These names overlap and confuse searchers. Muwaileh is the wider district. Muwailih Commercial is the mixed-use part on its northern side. Property Finder lists Al Zahia, Muweileh Community, Olfah, AlFalah and Al Thani Muwaileh as sub-areas of Muwaileh Commercial. When you see a listing, check which sub-area it sits in, because prices differ widely between them.

Property types

Apartments are the core. You will find studios, and one-, two- and three-bedroom apartments, mostly in mid-rise buildings with shops at street level.

Villas and townhouses are less common in the older grid but appear in Al Zahia. Listings there include a 3-bedroom villa with a private garden at AED 3.8 million and a 4-bedroom villa with a private pool in Orchid at AED 5.3 million (Property Finder listings at the time of checking).

Plots and whole buildings are also listed for sale. Plots range from roughly AED 3.2 million to AED 6.9 million, and one new whole building was listed at AED 15 million. These are investor products, not first-home purchases.

What does it cost to rent?

Published figures disagree, and it helps to know why. Bayut’s guide gives studios at AED 9,000–18,000 per year, one-bedrooms at AED 15,000–35,000, two-bedrooms at AED 23,000–48,000 and three-bedrooms at AED 40,000–60,000. Property Finder’s current FAQ lists studios at AED 17,000–33,000, one-bedrooms at AED 28,000–39,000 and two-bedrooms around AED 59,000.

The Bayut page appears to be older, and Sharjah rents have moved up. Arada reports rental increases of 7–10% year on year in its communities. Treat the higher figures as closer to today’s market for new leases, and check live listings before budgeting. Older leases may sit well below these numbers because of the rent freeze described below.

What does it cost to buy?

On Property Finder, sale listings range from AED 430K to AED 65M, with a median of AED 1.9M across about 1,370 listings. That median is pulled up by villas and land, so it says little about apartments. In the Olfah sub-area, listings range from AED 689K to AED 1.9M, which is a more realistic apartment range.

For a rough idea of returns, use gross yield = annual rent ÷ purchase price. As a purely illustrative example, a AED 1,000,000 apartment renting for AED 70,000 a year gives 7% gross, before service charges, vacancy and fees. Substitute live comparables before relying on any number.

Daily life and lifestyle

Shopping. Matajer Al Juraina is about eight minutes away and combines banks, pharmacies, fashion and a Carrefour. City Centre Al Zahia, Safeer Mall and Zero 6 Mall are also nearby. For groceries, Nesto Hypermarket and Galaxy City Supermarket are the best-known in the district, and small neighbourhood marts sit under many buildings.

Dining. Casual, budget-friendly restaurants dominate, with a strong South Asian and Arab presence. Bayut names Paneer Restaurant, Sasya Pure Veg, Bab Al Madina, Paper Fig and ARZU Bistro among the popular options.

Parks and leisure. Al Juraina Park is about nine minutes away, with a play area and gazebo. Bayut says the community has few developed open spaces, but Property Finder residents describe a community park kids enjoy. Al Zahia is the greenest, best-planned pocket. The Sharjah Academy of Astronomy, Space Sciences and Technology (SAASST) is a distinctive local attraction.

Beaches. Beaches such as Al Mamzar Open Beach and Al Khan are about 20 minutes away.

Schools, universities and healthcare

Schools. Bayut counts over 20 schools nearby, including Sharjah Ambassador School, GEMS Millennium School and Our Own English High School. Indian, British and American curricula are all represented.

Universities. University City Sharjah, about ten minutes away, hosts the University of Sharjah, the American University of Sharjah, Skyline University and Higher Colleges of Technology. This is the biggest source of tenant demand for studios and one-bedrooms.

Healthcare. Thumbay Medical & Dental Specialty Centre is about five minutes away, and University Hospital Sharjah in University City takes about nine minutes.

Getting around

By road. The E311 is the main link to Dubai and the other emirates. Property Finder estimates a 15–20 minute drive to Dubai, but that is off-peak. Residents report heavy traffic near Nesto and Safari Mall, especially at weekends, and Dubai commuters should plan for peak-hour delays.

Public transport. The Muwaileh Bus Terminal is the main hub, but there is no metro in Sharjah, so metro users must drive or take a taxi to Dubai’s network. Ride-hailing apps are widely used.

Parking. Sources disagree. Bayut says most buildings lack covered parking, while Property Finder says most have dedicated spaces. It varies by building, so ask about parking before signing.

Commercial property

Because “Commercial” is in the district’s name, it’s worth covering directly. Shops, showrooms and offices serve the surrounding population, and the district borders Sharjah’s Industrial Areas, which generate steady demand for small businesses. Property Finder notes a growing number of commercial properties, including offices, shops and showrooms.

Two cautions apply. Foreign buyers should treat commercial units, plots outside approved projects and similar assets as a different risk category from normal residential property. And Sharjah’s tenancy law covers residential, commercial, industrial and investment leases, so commercial landlords and tenants fall under the same rent-increase rules.

Renting in Sharjah: what differs from Dubai

Renting here works differently from Dubai, and this matters for cost planning. Law No. 5 of 2024 replaced the earlier 2007 law. Under it, rent cannot rise during the first three years of a tenancy, and after that only once every two years. Increases must reflect fair market value, landlords must give 90 days’ written notice, and tenancy contracts must be registered within 15 days of signing. There is no fixed percentage cap, unlike Dubai’s RERA index. Check the current registration channel with the authority before you sign.

Can foreigners buy in Muwailih Commercial?

Often yes, but it depends on the project. Under Law No. 2 of 2022, a foreigner can own property outright in Sharjah, but only inside a development project approved by the Sharjah Executive Council. Freehold status attaches to the project, so it should be confirmed in writing before you commit. Some portals list the whole district as freehold, and others say approval is project by project. The safer rule is to verify the specific building or plot, and confirm that the registered right is what you’re being sold.

Is it a good investment?

Where it works: consistent tenant demand from University City, low entry prices compared with Dubai, and a rent framework that gives landlords stable, long-term tenants.

Where to be careful: parts of the district are still under development, older stock varies in quality, and traffic and parking affect tenant appeal. For investors, sub-area choice matters more than district choice. Al Zahia is a different product from an older apartment block in the core grid.

How to buy or rent: step by step

  1. Decide your budget, and whether you want the older grid or Al Zahia.
  2. Check live listings for your unit type, because published ranges vary.
  3. Visit at peak hour to test traffic and parking.
  4. For purchases, confirm the project’s freehold approval in writing and register through the proper Sharjah authority.
  5. For rentals, confirm the contract will be registered within the legal window.
  6. Ask about service charges, parking and cooling costs before committing.
