Al Ghafiya, Sharjah: Area Guide to Living, Renting and Buying Villas

al ghafiya

Al Ghafiya (also written Al Ghafia or Al Ghafeya) is a low-rise villa neighbourhood in the Al Riqqa suburb of Sharjah, close to the Ajman border. It is known for family-sized houses on generous plots, a central public park, and rents and sale prices that sit well below newer master-planned communities such as Al Zahia or Tilal City. It is not a tower district, there is no metro, and the way a buyer is allowed to own property here depends on nationality, so the details below matter before you commit.

This guide covers where the area is, how daily life works, what the property market looks like in 2026, and what to check before you rent or buy.

What Is Al Ghafiya?

What Is Al Ghafiya?

Al Ghafiya is one of the neighbourhoods inside Al Riqqa, a large villa suburb that also includes Al Sabkha, Al Hazzanah, Al Mansoura, Al Ramla East, Al Jazzat, Al Azra and Al Falaj. It sits near the Sharjah–Ajman border, and Property Finder places it beside Al Azra and Al Sabkha.

The name appears in several spellings. Portals use Al Ghafia, local listings often use Al Ghafiya, and some write Al Ghafeya. They all describe the same district, so it helps to search under every spelling when you compare listings.

Unlike newer Sharjah communities built around a single developer, Al Ghafiya grew as a conventional residential neighbourhood. Plots were built on individually, which is why you see a mix of villa ages, sizes and finishes on the same street rather than a uniform design. That mix is the main thing to understand about buying or renting here.

Roads and driving

Most residents drive. Property Finder notes the area’s position near Sheikh Maktoum Bin Rashid Street, and Metropolitan describes the wider Al Riqqa suburb as having quick access to Al Wasit Street, Al Muntazah Street and Al Ittihad Road (E11), the last about ten minutes away. One August 2026 land listing in the area describes frontage on a 36-metre main road, which gives a sense of the arterial roads that cut through the district.

For drivers heading to Dubai, Sharjah is roughly 30 kilometres from Dubai, but travel time depends heavily on the hour. Test the route at your actual commuting time before you decide.

Public transport

Sharjah does not have a metro, so there is no station to anchor your search the way there would be in Dubai. Property Finder reports that the E400 bus line serves Al Ghafia, with taxis and ride-hailing filling the gaps. If you rely on public transport daily, check the nearest stop on foot before signing anything.

What Is Daily Life Like in Al Ghafiya?

The neighbourhood feel

Daily life here is quiet and residential. Most streets are lined with walled villas, corner shops and small public kitchens (the local term for budget Arabic restaurants), rather than cafés and promenades. Property Finder describes it as a safe neighbourhood suited to families and pet owners, though that is a portal’s view rather than official statistics.

Walkability is moderate. Some everyday errands such as groceries can be done on foot, but most residents drive for schools, hospitals and larger shopping trips.

Ghafia Park

The neighbourhood’s best-known public space is Ghafia Park, on 193 Street. Property Finder puts it at around 22,257 square metres, with gardens, walking trails, benches and a children’s play area with swings and slides. For families with young children, having a park inside the neighbourhood is a practical advantage, since most villa plots are fully built up and have only small yards.

Shopping and eating

Day-to-day shopping is handled by local supermarkets and groceries such as Doha Supermarket, Al Madina Supermarket, Al Wafrah Grocery and Rashma Supermarket. A Sharjah Co-op branch also serves the Al Riqqa area. For larger trips, Ansar Mall, Mega Mall Sharjah, City Centre Sharjah and Al Shaab Shopping Village are each roughly five to ten minutes away by car.

On food, expect local options first: Al Hanouf Public Kitchen, Al Aseel Public Kitchen, Tanatif Cafeteria and similar places, with a wider choice of restaurants and cafés in central Sharjah.

Schools and nurseries

Early years are well covered inside the neighbourhood. Al Nasr English Nursery and Balloon Nursery are both listed in Al Ghafia, with Fekra Nursery, Tappy Toes Nursery and British Orchard Nursery a short drive away. Balloon Nursery is on Sheikh Majed Bin Saqr Al Qasimi Street.

For school-age children, families generally drive. Property Finder notes that nearby Sharjah schools teach American, British and Indian curricula, and Metropolitan lists Sharjah American International School about fifteen minutes away. Because school fees, ratings and waiting lists change every year, check the current inspection report from the Sharjah Private Education Authority (SPEA) for any school you are considering.

Healthcare

Aster Clinic Al Ghafia, listed about five minutes away, handles outpatient and paediatric visits. For hospital care, residents typically look to Al Zahra Hospital, Al Qassimi Hospital and Zulekha Hospital, all within roughly fifteen minutes.

Property in Al Ghafiya: What You Can Buy or Rent

Villas and Arabic-style houses

Almost everything here is a villa or house. Listings run from three to eight bedrooms and beyond, and many include a majlis (formal reception room), a maid’s room and a yard. Two August 2026 listings show the range. One is a four-bedroom Arabic-style house on an 8,000 sq ft plot asking AED 1.3 million. Another is a six-bedroom villa with a ground floor and annex on a 19,600 sq ft plot asking AED 2.5 million.

Note that “size” in these listings is often plot area rather than built-up area. Always ask for both figures, and for the villa’s actual built-up area, before comparing prices per square foot.

Plots and land

Land is available for those who want to build. A residential plot of 11,800 sq ft on a 36-metre main road was listed in August 2026 at AED 1.3 million, which works out to roughly AED 110 per sq ft. The listing mentions commercial potential. Any commercial use depends on zoning and permits from the Sharjah authorities, so confirm this in writing before paying for land on that basis.

Apartments, offices and retail

Al Ghafiya is not an apartment district. If you want a flat, areas such as Al Majaz, Al Nahda, Al Khan and Al Taawun are Sharjah’s established apartment locations. Small retail units and shops do exist along the main roads, but this is a residential neighbourhood first, and there are no office towers.

Off-plan and new launches

No major developer-led off-plan project is associated with Al Ghafiya at the time of writing. Sharjah’s off-plan market is concentrated in master-planned communities such as Aljada, Al Zahia and Tilal City, so buyers here are mostly dealing in existing villas and plots.

Rents in Al Ghafiya

Published rent figures for Al Ghafiya vary a lot, which is worth understanding before you negotiate. The differences come from the date of the data, the bedroom mix, and whether the figure is an average of asking prices or a single listing.

Current Property Finder listing data shows villa rents on the area page ranging from about AED 70,000 to AED 120,000 a year, and one five-bedroom unfurnished villa was advertised at AED 70,000 a year, payable in four cheques. Dubizzle’s recent guides put the average villa rent between AED 68,000 and AED 70,000. An older Bayut figure of around AED 37,000 for a four-bedroom villa is clearly out of date, and you should treat any number that low with caution.

Across Sharjah, rents have risen sharply. Property Finder data reported by Gulf News shows the average annual rent in Sharjah rising from AED 45,000 in January 2025 to AED 60,000 in January 2026, an increase of about 33 per cent. Bayut’s data, reported in October 2026, lists Al Ghafia among the most-searched villa rental locations in Sharjah, alongside Al Qadisiyah, Al Jazzat, Al Sabkha, Barashi, Al Azra and Al Suyoh. Demand for the area is real, but individual rents still depend on the house.

Sale Prices in Al Ghafiya

Asking prices are widely spread because the stock is so varied. Property Finder shows a price range from about AED 400,000 to AED 2.6 million for villas in the area. Bayut’s older figure for a three-bedroom villa was AED 730,000. A figure like that tells you the neighbourhood sits at the affordable end of Sharjah’s villa market, but it is not a current quote.

For context, Sharjah’s overall property market is active. The Sharjah Real Estate Registration Department reported AED 46.8 billion in transactions across 91,560 deals in the first nine months of 2026, up 14 per cent on the same period of 2025, and residential units made up about 80 per cent of sales. Those figures cover the whole emirate, not Al Ghafiya specifically.

Al Ghafiya Compared With Nearby Villa Areas

Dubizzle’s recent Sharjah villa-rent guides give the following average annual villa rents. They are published averages, not guarantees, and the guides are not all dated the same way, so use them for comparison only.

AreaAverage annual villa rent (AED)
Al SabkhaAbout 58,000 to 62,000
Al QadisiyaAbout 61,000
Al GhafiaAbout 68,000 to 70,000
Al JazzatAbout 98,000 to 102,000

Al Ghafiya sits in the middle of this group. It costs more than Al Sabkha but noticeably less than Al Jazzat, which makes it a reasonable choice for families who want a larger house without paying the highest rent in Al Riqqa.

Is Al Ghafiya a Good Investment?

The honest answer is that it can be, but returns depend on the specific property and the buyer’s legal position, not just the area name.

Take one August 2026 listing as an illustration. Two villas on a single title deed, on an 8,000 sq ft corner plot about eight years old, were listed at AED 2.45 million, with each villa rented at AED 90,000 a year. That is AED 180,000 in annual rent against AED 2.45 million, a gross yield of roughly 7.3 per cent before maintenance, service costs and vacancy. It is a single listing and the rent is the seller’s claim, so verify the tenancy contracts and payment history before relying on it.

In the area’s favour: demand from families, a lower entry price than newer communities, and land that can be redeveloped. Against it: older stock that may need maintenance, limited resale liquidity compared with large master-planned communities, no metro connection, and ownership restrictions for some buyers. Plan for those costs rather than assuming the headline yield.

Can Foreigners Buy Property in Al Ghafiya?

This is the most important question for non-Emirati buyers, and sources disagree, so verify it before you pay a deposit.

Sharjah changed its property law in 2022, widening the rights of non-Emirati buyers. Sharjah’s rules generally allow foreign nationals usufruct rights of up to 100 years, and freehold-style ownership in approved areas and projects, subject to approvals and registration with the Sharjah Real Estate Registration Department (SRERD). Savills noted that the changes focus on development areas and projects such as Aljada, Al Mamsha and Al Zahia. Traditional neighbourhoods like Al Ghafiya have historically been open mainly to Emirati and GCC nationals.

I could not confirm that Al Ghafiya is on the list of areas approved for foreign ownership. If you are not a UAE or GCC national, ask SRERD or a licensed Sharjah conveyancer to confirm in writing whether the specific plot or villa you want is eligible, and on what terms. Tenants face no such restriction.

How to Buy a Villa in Al Ghafiya

  1. Set a total budget. Include the price, registration costs, any agent fee, and a repair allowance for older houses.
  2. Confirm your eligibility. Check with SRERD whether your nationality allows ownership in Al Ghafiya, and in what form.
  3. Check the title. Sharjah records show both title deeds and ownership certificates, so ask which one applies and that it matches the seller’s name and the plot.
  4. Inspect the building. Ask for both plot and built-up area, check the roof, plumbing, electrical work and any extensions, and ask whether extensions were approved.
  5. Agree terms and sign a sale agreement. Put the price, payment schedule and handover date in writing.
  6. Register the transfer. The sale is completed through SRERD. Fees change, so ask for the current schedule rather than relying on figures online.

Renting a Villa in Al Ghafiya

Rent is usually paid by cheque, often in one to four instalments, and listings state how many. Before signing, confirm the tenancy contract is properly registered under Sharjah’s rules, check what is included (appliances, maid’s room, parking for two cars is common), and look at the condition of cooling and plumbing. Ask whether the landlord covers major repairs.

Rents have been rising across Sharjah, so if you are renewing, expect negotiation around the current market rate rather than a fixed increase.

Pros and Cons of Living in Al Ghafiya

The strongest points are space, price and family infrastructure. Villas are large for the money, a public park and several nurseries are close, and shopping, hospitals and the Corniche are a short drive away.

The trade-offs are practical. There is no metro, most trips need a car, the housing stock is older and varies in condition, and the neighbourhood has fewer restaurants and leisure venues than newer communities. Foreign buyers also face ownership questions that tenants do not.

Who Is Al Ghafiya Best For?

It suits families who want a large home and are comfortable driving, tenants looking for four- or five-bedroom villas below the price of Al Jazzat, and eligible buyers who want land or an existing villa at a lower entry price. It suits less well those who want a walkable café-and-promenade lifestyle, apartment living or new-build warranties.

Final Thoughts

Al Ghafiya works best as a practical family neighbourhood, not a lifestyle destination. You get space, a park, nurseries and hospitals within a short drive, and prices that are lower than Sharjah’s newer communities. The areas to check carefully are building condition, your eligibility to buy, and whether the rent or sale figure you have been quoted matches the current market.

If you are weighing Al Ghafiya against other Sharjah villa areas, compare at least three live listings of similar plot size and condition before you decide.
