Mangrove Place is a 29-storey residential tower in Shams Abu Dhabi, the eastern district of Reem Island, standing next to Sky Tower. It offers one- to three-bedroom apartments and four-bedroom townhouses, most of them with balconies or terraces. In 2026, one- and two-bedroom apartments are advertised at roughly AED 0.9 million to AED 1.5 million to buy and AED 75,000 to AED 115,000 a year to rent. This guide covers the building, the neighbourhood, current prices, yields and the rules that apply on Reem Island, so you can judge whether it fits your plans.
Market figures were gathered from public listings and market reports between April and October 2026. Asking prices are not transaction prices, so treat them as a guide and confirm current numbers with an agent before you commit.

What Is Mangrove Place?

Mangrove Place is a completed, ready-to-move-in tower that sits along the mangrove canal on the eastern side of Reem Island. It was one of the earlier residential projects in Shams Abu Dhabi, which makes it an established address rather than a new launch. Buyers and tenants here are choosing a building that already has more than a decade of resident history, a settled service charge record and a known owner and tenant mix.
Design and Layout
The tower is easy to pick out from the water because it does not follow the flat glass-box pattern of its neighbours. The architects stepped the building back in terraces, so many apartments have a generous outdoor space instead of a narrow balcony. Their stated aim was to break up the monotony of the island’s towers and to ease the sense of vertigo that very tall buildings can create. The practical result for residents is that terrace and balcony space is a real selling point here, and the quality of the view depends heavily on which side and floor a unit sits on.
Who Developed It?
Sources do not agree, and it is worth knowing why. The project was first showcased in 2007 by Luxury Real Estate Development (LRED), described then as a waterfront development with terraces and canal and sea views. Bayut’s building guide lists Federal Properties Limited as the developer and gives a May 2013 completion date, while the architects’ own page dates the project to 2014. If you are buying, the developer name matters less than the registered title deed and the building’s current management record, so ask your agent for both.
Where Mangrove Place Sits on Reem Island
Reem Island is a natural island about 600 metres off Abu Dhabi Island, developed from sand flats and mangrove into one of the emirate’s densest residential districts. Mangrove Place is in Shams Abu Dhabi, the island’s most established and densely populated district. It is a short distance from Al Reem Street and neighbours Sky Tower, the Gate Towers and Al Durrah Tower.
Connectivity and Getting Around
From the building, Sheikh Zayed Bin Sultan Street (E10) is about a six-minute drive, according to Bayut. Two road bridges link Reem Island to Abu Dhabi Island, and the Umm Yifeenah Bridge, opened in February 2023, added an eleven-kilometre link towards the mainland. It is the first phase of the planned Mid-Island Parkway, which is intended to connect Reem Island with Saadiyat Island, Al Raha Beach and Khalifa City by 2028.
There is no metro in Abu Dhabi, so daily travel here means a car, taxis or buses. The nearest bus stop is on Al Reem Street, about three minutes by car, and it is served by route 63. Residents who commute to the central business district, Al Maryah Island or Saadiyat generally drive, and they should plan for peak-hour bridge traffic.
Apartment and Townhouse Types
Units at Mangrove Place are larger than the island average for the older generation of towers, and the layouts vary a lot. Bayut records six floor-plan types for one-bedroom units, ten for two-bedrooms and seven for three-bedrooms, so two apartments with the same bedroom count can feel quite different.
| Unit type | Covered area | What to expect |
|---|---|---|
| 1-bedroom | 600 to 870 sq ft | Living and dining area, kitchen, powder room, balcony; many listings show two bathrooms |
| 2-bedroom | 958 to 2,160 sq ft | Two or three bathrooms, powder room, balcony; the largest are close to three-bedroom size |
| 3-bedroom | 1,558 to 3,805 sq ft | Study, maid’s room with bath, two balconies |
| 4-bedroom townhouse | About 3,000 sq ft | Family room, study, maid’s room, large terrace |
The wide size ranges matter when you compare prices. A 715 sq ft one-bedroom and an 870 sq ft one-bedroom can sit at very different price points, so price per square foot is a better comparison than the headline figure. Penthouse-style and duplex units exist in the upper tiers, though they trade rarely.
Building Facilities
The amenity list is practical rather than resort-style. Residents get a swimming pool and jacuzzi, a fully equipped gym, a children’s play area, a barbecue area and a prayer room. Covered parking is dedicated to residents, with valet service for residents and guests, and there are high-speed elevators, 24/7 CCTV surveillance and a concierge desk. Cooling is supplied by Tabreed’s district cooling network, which means no individual air-conditioning units to maintain inside the apartment, though cooling charges are billed separately. The retail podium adds cafes and small shops at the base of the tower.
Life Around Mangrove Place
Shopping and Groceries
Waitrose, Carrefour Market and Al Maya Supermarket are all within roughly five minutes by car. For larger trips, The Galleria on Al Maryah Island is about six minutes away, and Reem Mall in the Najmat district, a roughly 2.9-million-square-foot centre with an indoor snow park, is the island’s biggest retail and entertainment destination. Shams Boutik Mall is the closest neighbourhood-scale option and appears in many local listings as a nearby landmark.
Schools and Nurseries
Mosaic Nursery, which follows the British Early Years Foundation Stage framework and takes children from 12 months to four years, is about five minutes away. GEMS World Academy Abu Dhabi, an IB Primary Years Programme school for KG to Grade 5, is about six minutes by car. Repton School Abu Dhabi is another anchor school on the island. Families with older children should check secondary-school places early, because availability and fees change by year.
Healthcare and Higher Education
Cleveland Clinic Abu Dhabi on Al Maryah Island and Burjeel Hospital are the hospitals residents most often name. Sorbonne University Abu Dhabi is on the island and is one reason the tenant pool includes university staff and students alongside professionals and families.
Parks, Mangroves and the Waterfront
Reem Central Park, a free one-million-square-foot public park developed by Aldar, has a skate park, playgrounds, a canal walk and a city beach, and it is the island’s main green space. Mangrove National Park is about ten minutes away by car and offers kayaking, paddleboarding and walking among the mangroves. Corniche Beach is roughly fourteen minutes away.
Family Life, Pets and Walkability
The building suits families who value space, with townhouses and larger apartments, a play area, a pool and nurseries close by. Daily errands are short drives rather than comfortable walks for most residents, and Reem Island’s summer heat limits walking for several months of the year. Pet rules are set by the owners’ association and by each landlord, so ask for the written policy before signing a lease or an offer.
Mangrove Place Prices in 2026
The listings we reviewed between April and July 2026 point to the following ranges. They are asking prices, not completed sales.
| Listing | Area | Asking price |
|---|---|---|
| 1-bedroom, 2 baths | 699 sq ft | Around AED 890,000 for a comparable unit (766 sq ft listing) |
| 1-bedroom, 2 baths | 715 sq ft | AED 1,300,000 |
| 2-bedroom, 3 baths | 893 sq ft | AED 1,400,000 (about AED 1,567 per sq ft) |
| 2-bedroom, 3 baths | 902 sq ft | AED 1,500,000 |
Property Finder showed an average sale price of about AED 2.2 million across the building, but that figure is pulled up by large three-bedroom apartments and townhouses, so it says little about a typical one- or two-bedroom. Across Shams Abu Dhabi, apartment prices ranged from about AED 900 to AED 1,400 per square foot in March 2026, according to a market guide using Knight Frank and ADREC data. At island level, apartment prices on Reem and Yas rose about 18 per cent year on year, Knight Frank reported in July 2026.
Note how far apart the two one-bedroom asking prices are. View, floor, condition and the seller’s urgency explain most of that gap, which is why we recommend viewing several units before you anchor on a number.
Renting at Mangrove Place
Recent one-bedroom listings ask between AED 75,000 and AED 85,000 a year (679 to 735 sq ft), and two-bedrooms around AED 110,000 to AED 115,000 (915 to 962 sq ft). Property Finder put the building’s average rent at about AED 88,000 across all unit sizes. Many landlords accept between one and four cheques, with the price rising as the number of payments goes up.
The Rent Freeze Does Not Cover Reem Island
On 2 June 2026 the Abu Dhabi Real Estate Centre (ADREC) lowered the annual rent-increase cap from 5 per cent to 0 per cent for residential, commercial and industrial leases. The Centre said communities managed under Abu Dhabi Global Market (ADGM), including Al Maryah Island and Reem Island, are the exception. Reem Island has been extended under ADGM jurisdiction, which applies English common law through its own courts and registration authority. Tenants at Mangrove Place should therefore not assume the freeze protects them, and landlords and tenants should agree renewal terms in writing and check which framework governs their contract.
Registering Your Lease
Abu Dhabi’s Tawtheeq system, run by the Department of Municipalities and Transport, registers tenancy contracts for most of the emirate, and a registered contract is usually needed to connect utilities. The landlord or property manager is responsible for registration. Because Reem Island now sits under ADGM, ask your agent which registration route applies to your contract and ask for proof of it before you pay a deposit.
Investment Potential and Yields
Published yield figures for the building vary with the method. One agency page quotes gross returns of about 8.2 per cent for one-bedrooms and 8 per cent for two-bedrooms. A June 2026 area guide puts net yields on Reem at roughly 6.2 per cent for one-bedrooms and 5.7 per cent for two-bedrooms. Area-wide, Reem Island is commonly cited in the 6 to 7 per cent gross range.
We ran our own quick check on the listings above, dividing typical asking rent by asking price:
- A 715 sq ft one-bedroom at AED 1.3 million renting for about AED 80,000 gives roughly 6.2 per cent gross.
- A 893 sq ft two-bedroom at AED 1.4 million renting for about AED 110,000 gives roughly 7.9 per cent gross.
- A 902 sq ft two-bedroom at AED 1.5 million renting for about AED 115,000 gives roughly 7.7 per cent gross.
These are gross figures before service charges, district cooling, maintenance, vacancy and agency costs, so net returns will be lower. Ask the seller for the latest service charge statement and the previous twelve months of cooling bills before you calculate anything. Two further factors cut both ways. Reem has Abu Dhabi’s deepest rental market, supported by professionals, ADGM workers, university staff and families, which reduces vacancy risk. At the same time, Knight Frank counts around 36,900 homes under construction across Abu Dhabi between 2026 and 2030, and new Reem towers compete for the same tenants with newer finishes. A 2013 tower competes on size, price and terraces rather than on novelty.
How to Buy at Mangrove Place
Foreigners can own freehold property on Reem Island, which is one of Abu Dhabi’s designated investment zones. The steps below are the usual sequence, but confirm the details with a licensed agent and a lawyer, because Reem’s move under ADGM can change registration procedures and fees.
- Set a budget that includes costs. The registration fee is commonly quoted at 2 per cent of the property value for Abu Dhabi, and mortgage registration at 0.25 per cent of the loan. Confirm the figure that applies on Reem with the registration authority, and add agency fees, service charges and moving costs.
- Shortlist and view several units. Compare floor, view, layout type and price per square foot.
- Check the paperwork. Ask for the title deed, the latest service charge statement, any arrears and the owners’ association rules.
- Agree terms and sign the sale agreement, with a deposit held securely.
- Arrange finance if needed. Non-residents and residents can apply for mortgages, subject to bank conditions.
- Complete the transfer at the registration authority and pay the fees.
Golden Visa Eligibility
The UAE Golden Visa for property investors is generally linked to owning property worth at least AED 2 million, and holdings can usually be combined. Most one- and two-bedroom units at Mangrove Place sit below that threshold on their own. Large three-bedroom apartments, townhouses or a purchase combined with other property may reach it. Mortgaged property rules were relaxed in 2026, but eligibility is decided by the authority at the time of application, so check before you buy with the visa in mind.
Who Mangrove Place Suits
The building suits buyers and tenants who want more space and outdoor area per dirham than newer towers usually offer, and who are happy with a ready, established building. It works for professionals commuting to Al Maryah Island and the city centre, and for families who need a study or a maid’s room. It is a weaker match if you want the newest finishes, a large resort-style amenity deck or a place where most errands are on foot. Investors should look closely at the cost side of the yield and at how Reem’s new supply could affect rents.
